Role
Provider of a Mezzanine Debt Facility for an unlisted single asset fund.

Project
The fund comprised the Chevron Renaissance, a 13,000 sqm NLA retail centre located within the heart of Queensland's Surfers Paradise, anchored by Coles with 76 Specialties and 239 car parks. The fund sought the assistance of Qualitas to provide a mezzanine debt facility to pay down the senior debt to below an acceptable loan to value ratio ("LVR") and allow the fund to term out to its maturity date.

The loan performed to forecast and was repaid prior to maturity in January 2012.
